Like many, you may have read, or seen on TV, countless opinions for the top destinations from around the world, hopefully we can give an unbiased opinion on a starting point to finding your ideal investment property.
Over time many Countries have been backed by Property Companies promoting their own deals and ideas, but your own “due diligence” is crucial to making the right choice.
Firstly you must decide which ever Country you are thinking of, why are you looking to buy?
Capital growth or for rental income/cash flow.
A two bed flat in a busy area of town next to clubs and pubs for example may be good for rental income, but may not be an ideal investment if you are looking to spend time there yourself if you enjoy peace and tranquillity!
As an example, lets look at Morocco in more detail.
Morocco is becoming one of the world's leading emerging markets for investment. Property is still available at fair prices so this is a good starting point.
Billions of dollars are being spent on improving Morocco’s infrastructure, supported by the King himself! Roads, airports, high-speed trains etc and the International Monetary Fund are forecasting Morocco has a period of steady economic growth ahead.
What you should investigate.
Search the Internet for information from government bodies first, before looking at any sales companies to give you the true facts....
Population movements - Is the population increasing or decreasing?
Crime figures - Is there a problem with crime in the Country?
Economic stability - Is the economy of the country stable?
Country infrastructure - If the Country is developing, what plans are in place for the future?
If from your investigations things look good, it is always a good idea to visit the Country yourself once or twice before making any decisions, preferably not on inspection trips organised by sales companies, but just as a holiday to get the feel for the place you have chosen. This is a big decision so the more homework you can do, the less likely things will go wrong.
